About the Sales Commission Split Calculator

The Sales Commission Split Calculator divides a gross sales commission between an agent and a brokerage using the sale amount, commission rate, and agent share. It shows the total commission generated by the sale and the dollar amounts allocated to each party under the entered split.

Sale amount ($)
The sale price in dollars used to calculate the gross commission, with a default of $450,000.
Commission rate (%)
The percentage of the sale amount that generates the commission being split, with a default of 3%.
Agent share (%)
The percentage of the gross commission allocated to the agent, with a default of 70%.

Formula and method

G = S × (r / 100); A = G × (a / 100); B = G − A = G × (1 − a / 100).
  • SSale amount in dollars.
  • rCommission rate entered as a percentage.
  • aAgent share entered as a percentage of gross commission.
  • GGross commission in dollars before the agent–brokerage split.
  • AAgent commission in dollars.
  • BBrokerage commission in dollars.

Convert the commission rate to a decimal and multiply it by the sale amount to find gross commission. Multiply that gross commission by the agent share expressed as a decimal, then subtract the agent commission from the gross commission to find the brokerage commission. With the default inputs, $450,000 × 0.03 = $13,500.00; $13,500.00 × 0.70 = $9,450.00; and $13,500.00 − $9,450.00 = $4,050.00.

Reading your result

Gross commission is the commission pool before allocation: $13,500.00 with the default inputs. Agent commission is the agent’s 70% allocation of that pool: $9,450.00. Brokerage commission is the remaining 30%: $4,050.00. The agent and brokerage amounts together equal the gross commission; neither amount represents after-tax income or profit.

Limitations

The calculation assumes a single percentage-based commission and a fixed agent–brokerage split, with an agent share between 0% and 100%. It does not account for referral fees, transaction charges, commission caps, tiered splits, rebates, expenses, or taxes. It also does not separately allocate commissions between listing and buyer-side brokerages: the entered commission rate must describe the pool intended for this agent–brokerage split. The default rate and share are illustrative, not prescribed or standard terms. Dollar outputs are displayed to two decimal places.

Common questions

Is the agent’s 70% share applied to the sale price or the gross commission?+

It is applied to gross commission. With the defaults, the 3% rate produces $13,500.00 from the $450,000 sale, and the agent receives 70% of $13,500.00, or $9,450.00.

How is the brokerage share determined without a separate input?+

The brokerage receives the portion not allocated to the agent. With an agent share of 70%, the brokerage share is 30%, producing a brokerage commission of $4,050.00.

Should I enter the total transaction commission rate or only my side’s rate?+

Enter the rate for the commission pool you intend to divide between the agent and brokerage. If a total transaction commission must first be divided between separate brokerages, determine the applicable side’s rate before using this calculator.

Does the agent commission include deductions for referral fees or taxes?+

No. The $9,450.00 default agent commission is the allocation before such deductions. If your agreement deducts fees before applying the split, this simple calculation will not reproduce that arrangement without a separate adjustment.

Does the calculator save my information?+

Calculations run in your browser. While signed in, inputs and results are automatically recorded in account history; saving a result creates a separate saved record.
