About the Lease Liability Present Value Calculator
The Lease Liability Present Value Calculator discounts equal end-of-month lease payments using a constant nominal annual discount rate. Enter the monthly payment, remaining payment count, and annual rate to estimate the present value of the remaining lease payments. With a $2,500 monthly payment, 48 remaining payments, and a 6% annual discount rate, the present value is $106,450.79.
- Monthly lease payment ($)
- The equal dollar amount paid at the end of each month, with a default of $2,500.
- Remaining payments (months)
- The number of monthly lease payments still due, entered as a whole number of months, with a default of 48.
- Annual discount rate (%)
- The constant nominal annual discount rate expressed as a percentage, with a default of 6%.
Formula and method
r = R / (100 × 12); PV = P × [1 − (1 + r)^(-n)] / r when r ≠ 0. When r = 0, PV = P × n. Default example: PV = 2500 × [1 − (1 + 0.005)^(-48)] / 0.005 = $106,450.79, rounded to cents.
- PVPresent value of the remaining lease payments, in dollars.
- PEqual end-of-month lease payment, in dollars.
- nNumber of remaining monthly payments.
- RNominal annual discount rate entered as a percentage, such as 6 for 6%.
- rMonthly discount rate in decimal form; a 6% nominal annual rate gives r = 0.005.
Convert the annual percentage rate to a decimal and divide by 12 to obtain the monthly rate. Treat the first remaining payment as due one month from the valuation date and discount each payment according to its month of payment. Sum these discounted payments using the ordinary-annuity formula, retaining precision until the final dollar result is rounded to cents. If the rate is zero, simply multiply the monthly payment by the number of remaining payments.

How to use the Lease Liability Present Value Calculator
- 1Enter the equal monthly lease payment in dollars; the default is 2500.
- 2Enter the remaining number of monthly payments; the default is 48.
- 3Enter the nominal annual discount rate as a percentage; the default is 6.
- 4Confirm that payments occur at month-end and that both the payment amount and discount rate remain constant.
- 5Calculate and read the present value of lease payments; the default inputs produce $106,450.79.
Reading your result
The output row, “Present value of lease payments,” shows the value today of the specified remaining monthly payments after discounting. With the default inputs, $106,450.79 is the discounted value of 48 end-of-month payments of $2,500 at a 6% nominal annual rate. It is not the undiscounted payment total or necessarily the amount required to settle the lease today.
Limitations
This calculator assumes equal payments at the end of each month, with the first payment one month away, and a constant monthly rate equal to the nominal annual rate divided by 12. It does not model payments in advance, irregular dates, payment increases, variable payments, or separate lump-sum obligations. It does not determine the appropriate accounting discount rate or which payments must be included under a lease accounting standard. The result is a simplified present-value estimate, not a complete lease accounting measurement or a right-of-use asset valuation.
Common questions
Can I use this calculator when my lease payment is due at the beginning of each month?+
Not directly: the displayed result assumes month-end payments. If the same number of equal payments instead begins immediately, the corresponding beginning-of-month present value equals the calculated month-end present value multiplied by (1 + r), where r is the monthly discount rate.
How does the calculator convert the 6% annual discount rate?+
It treats 6% as a nominal annual rate and divides 0.06 by 12, giving a monthly rate of 0.005, or 0.5%. It does not use an effective annual rate conversion.
What happens if I enter a zero annual discount rate?+
No discounting applies, so the present value equals the monthly lease payment multiplied by the number of remaining payments. The calculator uses this rule instead of dividing by a zero monthly rate.
Does the result automatically equal the lease liability reported in financial statements?+
No. It represents the present value of only the equal monthly payments you enter. A reported lease liability also depends on the applicable accounting requirements, payment scope, lease term, timing, and appropriate discount rate.
Does the calculator save my information?+
Calculations run in your browser. While signed in, inputs and results are automatically recorded in account history; saving a result creates a separate saved record.
