About the VA Mortgage Calculator

This calculator determines the monthly principal and interest payment for a 30-year fixed VA home purchase loan with the VA funding fee rolled directly into the loan balance. It is designed for eligible service members, veterans, and surviving spouses evaluating home purchase financing options.

Home price
The purchase price of the property in dollars, typically ranging from $50,000 to over $1,000,000.
Down payment
The percentage of the purchase price paid upfront, ranging from 0% upwards; VA loans allow 0% down.
Interest rate
The annual nominal mortgage interest rate expressed as a percentage, typically between 3% and 10%.
Loan use
Whether this is your first time using VA home loan entitlement ('First use') or a repeat usage ('Subsequent use').

Formula and method

Fee % = 1.25 if Down ≥ 10%; else 1.50 if Down ≥ 5%; else 2.15 if First use; else 3.30
Base Loan = Price × (1 − Down / 100)
Total Loan (P) = Base Loan × (1 + Fee % / 100)
M = P × [r(1 + r)^n] / [(1 + r)^n − 1]
  • PriceAgreed purchase price of the home in dollars
  • DownDown payment percentage
  • Fee %VA funding fee percentage determined by down payment bracket and loan use
  • PTotal loan amount financed after adding the funding fee
  • rMonthly interest rate, calculated as (Annual Interest Rate / 100) / 12
  • nTotal number of monthly payments, fixed at 360 months (30 years)
  • MMonthly mortgage payment for principal and interest

The tool selects the VA funding fee rate based on your down payment tier and prior VA loan usage. It multiplies the base borrowed amount by the funding fee percentage and adds it directly to the principal. The monthly payment is then calculated using standard fixed-rate amortization across a fixed 30-year (360-month) term.

How to use the VA Mortgage Calculator

  1. 1Determine the VA funding fee rate based on the down payment percentage (≥10%, ≥5%, or <5%) and whether the loan is a first or subsequent use.
  2. 2Calculate the base loan balance by subtracting the down payment percentage from the home purchase price.
  3. 3Add the calculated funding fee percentage to the base loan to obtain the total financed loan amount.
  4. 4Calculate the monthly payment using standard amortization over 360 monthly payments at the given monthly interest rate.

Reading your result

The outputs display the applicable VA funding fee percentage, the total financed loan balance including the fee, and the monthly principal and interest payment. Because the fee is financed rather than paid in cash at closing, your monthly payment reflects the repayment of both the purchase balance and the funding fee over 30 years.

Limitations

This calculator assumes a fixed 30-year term and does not accommodate 15-year terms or adjustable-rate mortgages. It does not factor in property taxes, homeowners insurance, HOA fees, or funding fee exemptions granted to veterans receiving VA disability compensation.

Common questions

Who is exempt from paying the VA funding fee?+

Veterans receiving VA compensation for a service-connected disability, surviving spouses eligible for Dependency and Indemnity Compensation (DIC), and purple heart recipients serving on active duty are generally exempt from the fee.

Why does the funding fee decrease if I put 5% or 10% down?+

VA statutory guidelines reduce the required funding fee rate to 1.5% for down payments of 5% or more, and down to 1.25% for down payments of 10% or more, regardless of whether it is a first or subsequent use.

Does a VA loan require monthly private mortgage insurance (PMI)?+

No, VA loans do not require monthly mortgage insurance or PMI, even with zero down payment. The one-time funding fee replaces ongoing monthly insurance premiums.

Does the calculator save my information?+

Calculations run in your browser. While signed in, inputs and results are automatically recorded in account history; saving a result creates a separate saved record.
