About the Mortgage Payoff Calculator

This calculator determines how making an additional principal payment each month accelerates your mortgage payoff schedule. It shows your new monthly payment, how many years and months earlier the loan will be satisfied, and the total interest savings over the life of the loan.

Remaining balance
The current outstanding principal balance owed on the loan, in dollars (e.g., $10,000 to $2,000,000).
Interest rate
The annual nominal mortgage interest rate as a percentage (e.g., 2% to 12%).
Remaining term
The time left on your current amortization schedule, expressed in years (e.g., 1 to 30 years).
Extra payment / month
The additional principal contribution added to each monthly installment, in dollars (e.g., $0 to $5,000).

Formula and method

m = B × [i(1 + i)^mo] / [(1 + i)^mo − 1]
m2 = m + extra
k = −ln(1 − (B × i / m2)) / ln(1 + i)
Interest saved = (m × mo) − (m2 × k)
  • BCurrent remaining mortgage principal balance ($)
  • iMonthly interest rate, calculated as annual interest rate / 1200
  • moOriginal remaining term in months (Remaining term in years × 12)
  • mStandard monthly principal and interest payment ($)
  • m2Total monthly payment including extra contribution ($)
  • kRecalculated total months required to pay off the remaining balance

First, standard monthly amortization is computed from the balance, annual rate, and remaining months. The extra monthly amount is added to establish the new payment, and the logarithmic number-of-periods formula calculates the shortened duration. Payoff time is displayed as whole years and rounded-up months, while total interest saved is computed by subtracting the new total payments from the original scheduled total payments.

How to use the Mortgage Payoff Calculator

  1. 1Compute the standard baseline monthly payment using standard amortization across the remaining months.
  2. 2Add the extra monthly amount to determine the accelerated monthly payment.
  3. 3Solve for the new number of months required to reduce the loan balance to zero at the monthly interest rate.
  4. 4Subtract the accelerated total payments from the baseline total payments to derive interest saved, and subtract accelerated months from baseline months to determine time saved.

Reading your result

Review 'Payoff time' to see exactly when your loan will hit a zero balance, and 'Time saved' to see the reduction in loan duration. 'Interest saved' reflects the direct reduction in total finance charges realized by reducing the compounding principal balance faster.

Limitations

The calculation assumes fixed interest rates, regular monthly compounding, and that the extra payment is applied entirely to principal with no prepayment penalties. It does not account for adjustable-rate mortgages, escrow fees (property taxes and homeowner's insurance), or periodic one-time lump-sum prepayments.

Common questions

Does my lender automatically apply extra payments toward the principal?+

Not always; some loan servicers may hold unallocated funds or credit them toward future scheduled monthly payments unless you explicitly instruct them to apply extra funds directly to principal reduction.

Are there penalties for paying off a mortgage early?+

Most modern residential mortgages do not include prepayment penalties, but you should review your mortgage contract or closing disclosure to confirm no penalty clause applies.

Can I stop paying the extra amount if my budget changes?+

Yes. Voluntary extra payments do not alter your legally required minimum payment, meaning you can reduce or eliminate the extra contribution at any time without defaulting.

Does the calculator save my information?+

Calculations run in your browser. While signed in, inputs and results are automatically recorded in account history; saving a result creates a separate saved record.
