About the Real Estate Calculator
This calculator estimates the total financial return of an unleveraged real estate purchase over a specified holding period. It combines compound property value appreciation with cumulative net rental income to determine overall profit and annualized return.
- Purchase price
- The initial cost or purchase price of the property, in dollars (typically $50,000 to $10,000,000).
- Annual appreciation
- The expected compound yearly growth rate of the property's market value, in percent (typically 0% to 10%).
- Holding period
- The total number of years you plan to own the property before selling (typically 1 to 30 years).
- Net rent / year
- Total annual rental income after deducting operating expenses such as maintenance, insurance, and property taxes, in dollars.
Formula and method
FV = P × (1 + r)^t Profit = FV − P + (R × t) Annualized Return = ((1 + Profit / P)^(1 / t) − 1) × 100
- FVFuture value of the property at the end of the holding period
- PPurchase price of the property
- rAnnual appreciation rate expressed as a decimal (Annual appreciation / 100)
- tHolding period in years
- RNet annual rental income
- ProfitTotal net financial gain from appreciation plus cumulative rent
The future property value is calculated using annual compound interest based on the initial price and appreciation rate. Total profit adds cumulative net rental income across the holding period to the capital gain (future value minus purchase price). The annualized return represents the compound annual growth rate (CAGR) based on total proceeds relative to the initial purchase price.

- Annual appreciation3 %
- Holding period10 years

How to use the Real Estate Calculator
- 1Multiply the purchase price by (1 + annual appreciation / 100) raised to the power of holding years to find the future property value.
- 2Subtract the purchase price from the future property value to determine the capital appreciation gain.
- 3Multiply the annual net rent by the number of holding years and add it to the capital appreciation gain to calculate total profit.
- 4Divide total profit by the initial purchase price, add 1, take the t-th root (where t is years), subtract 1, and multiply by 100 for the annualized return percentage.
Reading your result
Future value shows what the physical real estate is projected to be worth at sale time. Total profit represents all net earnings over the holding period from both capital gains and rental cash flows. The annualized return allows you to compare this real estate investment against alternative asset classes on an annual compound basis.
Limitations
This model assumes a 100% cash purchase without mortgage financing or interest expenses. It also assumes constant appreciation and constant net rent each year, excluding transaction fees (such as broker commissions or closing costs), income taxes, and depreciation recapture.
Common questions
What does net rent per year include?+
Net rent represents gross rental income minus operational costs such as property management, property taxes, insurance, routine maintenance, and vacancy allowances. It does not include mortgage debt service in this calculation.
Does this calculation include mortgage financing or leverage?+
No. The formulas assume an all-cash purchase where the entire purchase price is funded upfront, so debt service and mortgage amortization are omitted.
Why is annualized return different from annual appreciation plus rental yield?+
Annualized return reflects the compound annual growth rate of the entire investment base over time, accounting for compounding effects rather than a simple arithmetic sum of appreciation and initial cap rate.
Does the calculator save my information?+
Calculations run in your browser. While signed in, inputs and results are automatically recorded in account history; saving a result creates a separate saved record.
