About the PMI Equity Threshold Calculator

The PMI Equity Threshold Calculator estimates how much principal you must repay to reach a chosen loan-to-value (LTV) threshold using your property's original value. It also calculates your annual private mortgage insurance (PMI) cost from your monthly premium. The results can help you plan toward a PMI cancellation request, but reaching the selected threshold does not guarantee cancellation.

Original property value ($)
The property's original value in dollars is the fixed basis used to calculate your target loan balance.
Current loan balance ($)
Your outstanding mortgage principal in dollars is compared with the target loan balance.
Target loan-to-value (%)
Your chosen maximum loan balance as a percentage of the original property value determines the target balance.
Monthly PMI ($)
Your monthly private mortgage insurance premium in dollars is used to estimate annual PMI cost.

Formula and method

T = V × (L / 100); R = max(0, B − T); A = 12 × M.
  • VOriginal property value in dollars.
  • BCurrent outstanding loan principal in dollars.
  • LTarget loan-to-value percentage, entered as 80 for 80%.
  • MMonthly PMI premium in dollars.
  • TTarget loan balance in dollars.
  • RPrincipal reduction needed in dollars, with a minimum of zero.
  • AAnnual PMI cost in dollars, assuming the monthly premium remains unchanged.

Multiply the original property value by the target LTV expressed as a decimal to find the target balance. Subtract that balance from the current principal, reporting zero if the loan is already at or below the target. Separately, multiply monthly PMI by 12. With the default inputs, $350,000 × 0.80 = $280,000.00; $295,000 − $280,000 = $15,000.00; and $120 × 12 = $1,440.00.

How to use the PMI Equity Threshold Calculator

  1. 1Enter the original property value; the default is $350,000. Confirm the value your mortgage servicer uses for PMI purposes.
  2. 2Enter the outstanding principal from your latest mortgage statement; the default is $295,000.
  3. 3Choose your target loan-to-value percentage; the default is 80%.
  4. 4Enter your monthly PMI premium; the default is $120.
  5. 5Review the target balance, principal reduction needed, and annual PMI cost, then ask your servicer about cancellation requirements before making an extra principal payment.

Reading your result

Target balance is the maximum principal balance consistent with your selected LTV: $280,000.00 in the default example. Principal reduction needed is the gap between your current principal and that target: $15,000.00; a zero result means you are already at or below the selected threshold. Annual PMI cost is your monthly premium annualized: $1,440.00. This annual cost represents potential full-year savings only if PMI is removed and the premium would otherwise remain unchanged for that year.

Limitations

This is a balance-threshold estimate, not an amortization schedule, payoff quote, or PMI cancellation approval. It does not calculate when scheduled payments will reach the target or account for interest, payment allocation, fees, appraisal costs, or changes in PMI premiums. The calculation holds original property value constant and does not use appreciation. For many conventional mortgages, original value generally means the lower of the purchase price or original appraisal; refinance rules can differ. Borrower-requested cancellation at 80% and automatic termination at 78% have different requirements under applicable U.S. rules, including payment-status conditions. FHA mortgage insurance, VA loans, and other loan arrangements follow different rules.

Common questions

Will paying the default $15,000.00 reduction automatically remove PMI?+

No. If the full $15,000.00 is applied to principal, the default $295,000 balance would fall to the $280,000.00 target, or 80% of the $350,000 original value. You generally must request cancellation and satisfy your servicer's applicable requirements, which may include a good payment history, no junior liens, and evidence that the property value has not declined.

Why use an 80% target if PMI can terminate at 78%?+

For many conventional mortgages, 80% is the threshold at which a borrower may request PMI cancellation, subject to conditions. Automatic termination generally occurs on the date the balance is scheduled to reach 78% of original value if payments are current. Selecting a threshold here calculates a balance only; it does not determine the legal termination date.

Can I use a higher current home value to reduce the required principal payment?+

This calculator is designed to use original property value. Substituting a current estimate would produce a different LTV scenario, not establish eligibility under original-value cancellation rules. Ask your servicer whether it offers a current-value cancellation route and what appraisal, loan-age, and LTV requirements apply.

Does the $1,440.00 annual PMI cost mean I will save that amount immediately?+

No. It is $120 per month multiplied by 12, not an immediate refund or guaranteed first-year saving. Actual savings depend on when PMI ends, how many premiums you would otherwise pay, and any cancellation-related costs.

Does the calculator save my information?+

Calculations run in your browser. While signed in, inputs and results are automatically recorded in account history; saving a result creates a separate saved record.
