About the HELOC Fixed Payment Payoff Calculator
The HELOC Fixed Payment Payoff Calculator estimates how long it will take to repay an existing home equity line of credit balance with a fixed monthly payment, no new draws, and a constant interest rate. It reports months to payoff, total interest, and total payments so you can evaluate a repayment plan for your current HELOC balance.
- HELOC balance ($)
- The current HELOC balance you plan to repay, entered in dollars; the default is $45,000.
- Annual rate (%)
- The annual interest rate assumed to remain constant throughout repayment, entered as a percentage; the default is 8.5%.
- Monthly payment ($)
- The fixed amount you plan to pay toward the HELOC each month, entered in dollars; the default is $700.
Formula and method
r = a / 1200; B₀ = P. For each month t: Iₜ = Bₜ₋₁ × r; Aₜ = min(M, Bₜ₋₁ + Iₜ); Bₜ = Bₜ₋₁ + Iₜ − Aₜ. Continue until Bₙ = 0. Months to payoff = n; total payments T = Σₜ₌₁ⁿ Aₜ; total interest J = T − P. For r > 0 and M > P × r, n = ceil[−ln(1 − P × r / M) / ln(1 + r)]. For r = 0 and M > 0, n = ceil(P / M).
- PStarting HELOC balance in dollars.
- aAnnual interest rate entered as a percentage, such as 8.5.
- rMonthly interest rate expressed as a decimal.
- MPlanned fixed monthly payment in dollars.
- tMonthly payment period, starting at 1.
- BₜRemaining balance after payment in month t; B₀ is the starting balance.
- IₜInterest charged for month t in dollars.
- AₜActual payment for month t, capped at the balance plus that month's interest.
- nNumber of monthly payments needed to repay the balance, including a smaller final payment.
- TTotal of all payments in dollars.
- JTotal interest paid in dollars.
- Σ, ln, ceilΣ means sum across payment periods, ln is the natural logarithm, and ceil rounds up to a whole number.
Convert the annual percentage rate to a monthly decimal rate by dividing by 1,200. Each month, calculate interest on the opening balance, add that interest, and subtract the payment. Reduce the final payment to the amount needed to bring the balance to zero, then total the payment periods and amounts paid. With a $45,000 balance, an 8.5% annual rate, and a $700 monthly payment, the results are 87 months to payoff, $15,260.26 in total interest, and $60,260.26 in total payments. The first 86 payments are $700, followed by a final payment of approximately $60.26.

How to use the HELOC Fixed Payment Payoff Calculator
- 1Enter your existing HELOC balance in dollars, using $45,000 to reproduce the default example.
- 2Enter the annual interest rate you want to assume throughout repayment; the default is 8.5%.
- 3Enter the fixed monthly payment you plan to make; the default is $700.
- 4Run the calculation and review months to payoff, total interest, and total payments.
- 5Adjust the payment to compare repayment plans, keeping the balance and rate unchanged when isolating the effect of payment size.
Reading your result
Months to payoff counts monthly payment periods, including the final partial-payment month: the default result is 87 months, or 7 years and 3 months. Total interest is the estimated borrowing cost over that period, excluding fees: $15,260.26 in the default example. Total payments includes both the original $45,000 balance and interest: $60,260.26. It is not 87 full payments of $700 because the final payment is smaller.
Limitations
This estimate assumes no new draws, a constant annual rate, monthly interest calculated as the annual rate divided by 12, and payments at the end of each monthly period. Actual HELOCs often have variable rates, daily interest accrual, draw-period and repayment-period rules, fees, or balloon payments that this model does not capture. It excludes late charges, tax effects, and lender-specific rounding practices. For a positive balance and rate, a payment at or below the initial monthly interest will not produce a finite payoff under these assumptions. Results are planning estimates, not a lender payoff quote or confirmation that the proposed payment meets your HELOC agreement.
Common questions
Why does the default HELOC plan take 87 months if the last payment is much less than $700?+
After 86 payments of $700, a small amount remains due. Paying approximately $60.26 in the next monthly period completes repayment, so that final period counts as month 87.
How can I tell whether my fixed payment will reduce this HELOC balance?+
The payment must exceed the monthly interest to reduce principal. With the default $45,000 balance and 8.5% rate, the first month's interest is $318.75, so the $700 payment reduces principal by $381.25.
Can I use this calculator if my HELOC has a variable rate?+
Yes, as a constant-rate scenario rather than a prediction. Enter the rate you want to test; if your actual rate changes, your payoff time and total interest will differ even if you keep paying the same amount.
What happens to the estimate if I take another HELOC draw?+
A new draw increases the amount owed and invalidates the original no-new-draws projection. Recalculate using your updated balance, assumed annual rate, and planned monthly payment to estimate repayment from that point forward.
Does the calculator save my information?+
Calculations run in your browser. While signed in, inputs and results are automatically recorded in account history; saving a result creates a separate saved record.
