About the Escrow Funding Estimator

The Escrow Funding Estimator estimates the monthly amount to set aside for property taxes and insurance, plus a reserve based on your selected number of cushion months. It compares that target cushion with your current escrow balance to estimate how much additional funding would be needed to reach the reserve target.

Annual property tax ($)
Your expected yearly property tax bill in dollars, with a default of $4,800.
Annual insurance ($)
Your expected yearly insurance premiums paid through escrow in dollars, with a default of $1,800.
Cushion (months)
The number of months of estimated tax and insurance funding you want held as a reserve, with a default of 2 months.
Current escrow balance ($)
The amount currently held in your escrow account in dollars, with a default of $600.

Formula and method

M = (T + I) / 12; C = M × N; S = max(0, C − B). With the default inputs: M = ($4,800 + $1,800) / 12 = $550.00; C = $550.00 × 2 = $1,100.00; S = max(0, $1,100.00 − $600.00) = $500.00.
  • TAnnual property tax in dollars.
  • IAnnual insurance premiums in dollars.
  • NSelected cushion in months.
  • BCurrent escrow balance in dollars.
  • MEstimated monthly tax and insurance escrow funding in dollars per month.
  • CTarget escrow cushion in dollars.
  • SAdditional dollars needed to reach the target cushion, never less than zero.

Add annual property tax and annual insurance, then divide the total by 12 to estimate monthly escrow funding. Multiply that monthly amount by the selected cushion months to calculate the reserve target. Subtract the current escrow balance from the target and report any positive difference as the cushion shortfall; otherwise, report zero.

Reading your result

Monthly escrow funding is the ongoing tax and insurance contribution: $550.00 with the default inputs. Target cushion is the reserve you selected: $1,100.00 for 2 months of that funding. Cushion shortfall is the amount by which your current balance falls below the target: $500.00 after comparing the $600 balance with the $1,100.00 target. The shortfall is a separate reserve gap, not an additional monthly charge calculated by this tool.

Limitations

This is a simplified budgeting estimate, not a mortgage servicer’s formal escrow analysis. It assumes annual tax and insurance costs are spread evenly over 12 months and does not model bill due dates, upcoming disbursements, payment timing, cost changes, or shortage repayment schedules. Your current balance may already be needed for upcoming bills, so comparing it directly with a cushion does not establish whether the account is adequately funded throughout the year. The estimate excludes mortgage principal, interest, and any charges not included in the entered tax and insurance amounts. A selected cushion is a planning assumption, not confirmation of a legally permitted or lender-required reserve; applicable rules and loan terms may limit it.

Common questions

Does selecting a 2-month cushion increase the $550.00 monthly funding estimate?+

No. Monthly funding remains ($4,800 + $1,800) / 12 = $550.00. The 2-month selection sets a separate target cushion of $1,100.00.

Why is the default cushion shortfall $500.00?+

The target cushion is $1,100.00, and the current escrow balance is $600. Subtracting the balance from the target leaves $500.00 needed to reach that reserve level.

Does a zero cushion shortfall mean my servicer cannot report an escrow shortage?+

No. This tool only compares your current balance with the selected cushion. A servicer’s analysis also considers scheduled deposits and tax and insurance payments over time, which can reveal a shortage even when the current balance meets this target.

Should I include insurance that I pay directly rather than through escrow?+

To estimate your actual escrow contribution, include only insurance premiums paid from escrow. Including directly paid premiums instead produces a broader tax-and-insurance savings estimate, not an estimate of the servicer’s escrow collection.

Does the calculator save my information?+

Calculations run in your browser. While signed in, inputs and results are automatically recorded in account history; saving a result creates a separate saved record.
