About the Down Payment Calculator

This calculator estimates the total upfront cash required to purchase a home based on purchase price, down payment percentage, and estimated closing costs. It also calculates the remaining balance that must be financed through a mortgage loan. Homebuyers use it to plan savings targets and evaluate different financing tiers.

Home price
The agreed purchase price of the property in dollars, typically ranging from $50,000 to several million dollars.
Down payment
The percentage of the home price paid upfront from personal funds rather than financed, commonly between 3% and 20% or more.
Closing costs
Lender and third-party settlement fees expressed as a percentage of the purchase price, typically ranging from 2% to 5%.

Formula and method

Down Payment = Home Price × (Down Payment % / 100)
Closing Costs = Home Price × (Closing Costs % / 100)
Cash Needed = Home Price × ((Down Payment % + Closing Costs %) / 100)
Loan Amount = Home Price × (1 − (Down Payment % / 100))
  • Home PriceAgreed purchase price of the home in dollars
  • Down Payment %Percentage of the purchase price paid as equity upfront
  • Closing Costs %Estimated percentage of the purchase price needed for settlement and administrative fees
  • Cash NeededTotal liquid cash required at closing (down payment plus closing costs)
  • Loan AmountThe principal mortgage balance remaining after subtracting the down payment

The tool computes the down payment and closing costs by multiplying the home price by their respective percentages divided by 100. It sums those two figures to determine the total cash needed at closing. The loan amount is determined by subtracting the down payment percentage from 100% and multiplying by the purchase price.

Reading your result

The 'Cash needed' figure represents the minimum liquid funds you must bring to the closing table. 'Loan amount' is the principal balance that will determine your monthly mortgage payment and interest charges. If your down payment is below 20%, lenders typically require private mortgage insurance (PMI), which increases monthly ongoing costs.

Limitations

Closing costs are modeled here as a direct percentage of home price, whereas actual closing costs include fixed fees, local transfer taxes, and prepaid escrow reserves that may not scale linearly. The calculator does not account for earnest money already deposited, seller concessions, or ongoing mortgage insurance premiums.

Common questions

Do I have to put down 20% to buy a home?+

No. Many conventional loans allow down payments as low as 3%, and FHA loans allow as low as 3.5%. However, putting down less than 20% usually requires paying private mortgage insurance (PMI) until sufficient equity is reached.

What is included in closing costs?+

Closing costs typically cover loan origination fees, appraisal, credit checks, title search, title insurance, attorney fees, government recording fees, and initial escrow deposits for property taxes and homeowners insurance.

Can earnest money reduce the cash needed at closing?+

Yes. Any earnest money deposit you provide when your offer is accepted is credited toward your required down payment and closing costs at the settlement table.

Does the calculator save my information?+

Calculations run in your browser. While signed in, inputs and results are automatically recorded in account history; saving a result creates a separate saved record.
