About the Construction Draw Interest Calculator
The Construction Draw Interest Calculator estimates simple interest on construction financing when additional funds are drawn uniformly over the construction term. It combines the balance already drawn at the start with half of the additional planned draws to estimate the average balance subject to interest. Use it to budget construction-period interest rather than calculate a full mortgage payment.
- Starting drawn balance ($)
- The amount already borrowed at the start of the construction term, in dollars, with a default of $20,000.
- Additional uniform draws ($)
- The total additional amount borrowed evenly throughout the construction term, in dollars, with a default of $280,000.
- Annual rate (%)
- The annual simple interest rate applied to drawn funds, expressed as a percentage, with a default of 8%.
- Construction term (months)
- The length of the construction borrowing period, in months, with a default of 9 months.
Formula and method
A = B + D / 2; I = A × (r / 100) × (m / 12). With the default inputs: A = $20,000 + $280,000 / 2 = $160,000.00; I = $160,000 × (8 / 100) × (9 / 12) = $9,600.00.
- AAverage drawn balance over the construction term, in dollars.
- BStarting drawn balance, in dollars.
- DTotal additional uniform draws over the term, in dollars.
- rAnnual interest rate entered as a percentage; divided by 100 in the calculation.
- mConstruction term in months; divided by 12 to convert to years.
- IEstimated simple interest for the entire construction term, in dollars.
The calculation assumes the starting balance remains outstanding for the entire term and additional draws increase the balance at a constant pace. Because those additional funds are outstanding for half the term on average, half of their total is added to the starting balance. The resulting average drawn balance is multiplied by the annual rate expressed as a decimal and the term expressed in years.

Inputs
- Starting drawn balance20000 $

Results
- Average drawn balance$160,000.00
- Estimated construction interest$9,600.00
How to use the Construction Draw Interest Calculator
- 1Enter the starting drawn balance: use $20,000 for the default example.
- 2Enter the total additional draws expected over the term, not the amount of each individual draw: use $280,000 for the default example.
- 3Enter the annual interest rate as a percentage: use 8 for the default example.
- 4Enter the construction term in months: use 9 for the default example.
- 5Review the results: the default inputs produce an average drawn balance of $160,000.00 and estimated construction interest of $9,600.00.
Reading your result
Average drawn balance is the estimated time-weighted amount borrowed during construction, not the final loan balance or the available credit limit. With the default inputs, this row is $160,000.00. Estimated construction interest is the total simple interest over the entered term, not a monthly payment or a principal repayment amount. With the default inputs, this row is $9,600.00.
Limitations
This estimate assumes a constant interest rate, a starting balance outstanding for the full term, uniform additional draws, and no principal repayments. It uses months divided by 12 rather than actual dates or a lender-specific day-count convention. Earlier draws generally increase interest and later draws generally reduce it compared with this estimate. The calculation excludes compounding, interest added to the loan balance, origination fees, inspection fees, draw fees, and other financing costs. Actual lender statements may differ because of draw timing, rate changes, billing rules, and rounding.
Common questions
Why does the calculator use only half of the additional construction draws?+
Under the uniform-draw assumption, the additional borrowed balance grows evenly from zero to the full additional amount. Its average is therefore half the total: the default $280,000 contributes $140,000 to the average drawn balance.
Should additional uniform draws include the starting drawn balance?+
No. Enter only funds expected to be drawn after the term begins. In the default example, the $20,000 starting balance is entered separately from the $280,000 in additional draws; including it again would overstate interest.
Does the $9,600.00 default result mean my monthly construction interest bill stays the same?+
No. It estimates interest for the entire 9-month term. As funds are drawn and the outstanding balance grows, interest bills generally rise; this calculator does not produce a monthly billing schedule.
What if my contractor requires most construction funds early in the project?+
Drawing most funds early makes the average outstanding balance higher than the uniform-draw assumption, so this calculator will generally underestimate interest. For a more precise estimate, use the expected draw amounts and dates with your lender's interest calculation rules.
Does the calculator save my information?+
Calculations run in your browser. While signed in, inputs and results are automatically recorded in account history; saving a result creates a separate saved record.
