About the Commission Calculator

This calculator determines the fee earned on a transaction and the remaining balance paid to the seller based on a percentage commission rate. Real estate agents, sales brokers, and sellers use it to calculate payouts and net proceeds before closing a sale.

Sale amount
The total gross selling price of the item, property, or service in dollars (positive numeric value).
Commission rate
The agreed commission fee expressed as a percentage of the total sale price, typically between 1% and 15%.

Formula and method

Commission = Sale amount × (Commission rate / 100)
Net to seller = Sale amount × (1 − (Commission rate / 100))
  • CommissionTotal fee paid to the agent, broker, or platform
  • Net to sellerGross sale amount remaining after deducting the commission
  • Sale amountTotal transaction price before deductions
  • Commission ratePercentage charged on the transaction

The commission is computed by converting the commission rate from a percentage to a decimal and multiplying it by the sale amount. The net proceeds to the seller are then calculated by subtracting that commission from the gross sale amount, with both figures formatted as currency rounded to two decimal places.

How to use the Commission Calculator

  1. 1Enter the total agreed gross sale price in the Sale amount field.
  2. 2Enter the percentage charged for the service in the Commission rate field.
  3. 3Multiply the sale price by the rate divided by 100 to determine the commission fee.
  4. 4Subtract the commission fee from the sale amount to calculate the net proceeds to the seller.

Reading your result

The Commission output displays the total fee deducted from the transaction for sales representation or brokerage services. The Net to seller figure reflects the gross cash remaining for the seller before any other non-commission expenses are factored in.

Limitations

The calculation assumes a flat, single-tier commission percentage across the entire sale value. It does not account for split commissions between multiple brokers, graduated or tiered commission structures, sales tax, closing fees, or other administrative closing costs.

Common questions

How does a commission split between buyer and seller agents work?+

In many transactions, such as real estate, the total commission calculated here is split equally or according to an agreed ratio between the listing broker and the buyer's broker. This calculator shows the combined total fee.

Is sales tax applied before or after commission?+

Commissions are typically calculated on the pre-tax sale price, though tax rules vary by jurisdiction and industry. Consult local tax regulations for specific reporting requirements.

Can commission rates be negotiated?+

Yes, commission rates are generally negotiable between the seller and the representative unless fixed by a formal platform agreement or statutory schedule.

Does the calculator save my information?+

Calculations run in your browser. While signed in, inputs and results are automatically recorded in account history; saving a result creates a separate saved record.
