About the Commercial Property Loan Calculator
The Commercial Property Loan Calculator estimates the monthly payment and total repayment cost for a fully amortizing commercial property loan with a separate upfront fee. It uses the principal, annual interest rate, and term in months to calculate fixed monthly payments, then adds the fee to the total loan payments. With the default inputs, the estimated monthly payment is $5,814.74.
- Principal ($)
- The amount borrowed for the commercial property, in dollars, excluding the separately paid upfront fee; the default is $750,000.
- Annual rate (%)
- The fixed nominal annual interest rate charged on the loan, expressed as a percentage; the default is 7%.
- Term (months)
- The number of monthly payments over which the loan is fully repaid; the default is 240 months.
- Upfront fee ($)
- The separate one-time loan fee paid at the start, in dollars; the default is $7,500.
Formula and method
r = a / (100 × 12); M = P × r / [1 − (1 + r)^(−n)]; I = n × M − P; T = n × M + F = P + I + F. If a = 0, M = P / n and I = 0.
- PLoan principal in dollars.
- aNominal annual interest rate entered as a percentage.
- rMonthly interest rate expressed as a decimal.
- nTotal number of monthly payments.
- MFixed monthly principal-and-interest payment in dollars.
- ITotal interest paid over the full loan term, excluding the upfront fee.
- FUpfront fee in dollars, paid separately rather than financed.
- TTotal of all principal-and-interest payments plus the upfront fee, in dollars.
Divide the annual percentage rate input by 100 and then by 12 to obtain the monthly interest rate. Apply the fixed-payment amortization formula using the principal and term. Multiply the unrounded monthly payment by the number of months, subtract the principal to find total interest, and add the upfront fee to total payments to find total repayment cost. Round the displayed dollar outputs to cents. With P = $750,000, a = 7%, n = 240, and F = $7,500, the results are Monthly payment = $5,814.74; Total interest = $645,538.08; Total including upfront fee = $1,403,038.08.

Reading your result
Monthly payment is the recurring principal-and-interest amount: $5,814.74 with the default inputs. Total interest is the borrowing interest accumulated across all 240 payments, excluding principal and the fee: $645,538.08. Total including upfront fee combines the $750,000 principal, $645,538.08 interest, and $7,500 fee: $1,403,038.08. This last figure is total repayment cost, not interest alone or the total cost of owning the property.
Limitations
The estimate assumes a fixed rate, equal monthly payments made at the end of each month, and full amortization over the entered term. It does not model balloon payments, interest-only periods, variable rates, extra payments, prepayment penalties, or lender-specific day-count conventions. The fee is paid separately and does not accrue interest. Property taxes, insurance, maintenance, other closing costs, and operating expenses are excluded. The annual rate input is not a fee-inclusive APR, and this tool does not assess commercial underwriting requirements such as debt-service coverage or loan-to-value limits. Actual lender schedules may differ slightly because of payment rounding or timing.
Common questions
Does the $7,500 upfront fee increase the monthly payment?+
No. This calculator treats the fee as a separate payment at the start, so it increases total repayment cost but not the monthly principal-and-interest payment. A financed fee would instead need to be included in principal and not counted again as a separately paid fee.
Can I use this calculator for a commercial loan with a balloon payment?+
Not to estimate the balloon balance. The entered term is treated as the full amortization period, so the loan balance reaches zero after the final scheduled payment. A loan that matures before its amortization period ends requires a balloon-loan calculation.
Why might multiplying the displayed $5,814.74 payment by 240 not reproduce the total exactly?+
The totals use the unrounded monthly payment, while the payment row displays only two decimal places. Multiplying that rounded display value introduces a small rounding difference.
Does the $645,538.08 total interest include the commercial loan's upfront fee?+
No. Total interest includes only interest from the amortization calculation. The $7,500 fee is included in the separate Total including upfront fee result of $1,403,038.08, along with principal and interest.
Does the calculator save my information?+
Calculations run in your browser. While signed in, inputs and results are automatically recorded in account history; saving a result creates a separate saved record.
