About the Home Closing Cost Estimator

The Home Closing Cost Estimator combines closing costs calculated as a percentage of the purchase price with fixed fees and prepaid expenses. It helps homebuyers budget for these closing expenses separately from their down payment. With the default inputs, estimated closing cash is $12,800.00.

Purchase price ($)
The home's purchase price in dollars, defaulting to $400,000, is the base used to calculate percentage-based closing costs.
Variable closing costs (%)
The percentage of the purchase price allocated to variable closing costs, defaulting to 2%, is entered as a percentage rather than a decimal.
Fixed fees ($)
The total dollar amount of separately budgeted flat closing charges, defaulting to $1,800, covers fees not already included in the percentage estimate.
Prepaid expenses ($)
The total dollar amount budgeted for upfront items such as prepaid interest, insurance premiums and initial escrow deposits defaults to $3,000.

Formula and method

C = P × (r / 100) + F + E; with the defaults: C = $400,000 × (2 / 100) + $1,800 + $3,000 = $12,800.00.
  • CEstimated closing cash in dollars for the expenses included in this calculator.
  • PPurchase price in dollars.
  • rVariable closing cost percentage entered as a number, such as 2 for 2%.
  • FFixed fees in dollars.
  • EPrepaid expenses in dollars.

Divide the variable closing cost percentage by 100 and multiply it by the purchase price. Add fixed fees and prepaid expenses to that result. Using the defaults, percentage-based costs are $8,000.00; adding $1,800.00 in fixed fees and $3,000.00 in prepaids produces estimated closing cash of $12,800.00.

Reading your result

The Estimated closing cash output is the sum of percentage-based costs, fixed fees and prepaid expenses. With the default inputs, this row shows $12,800.00, comprising $8,000.00 in percentage-based costs, $1,800.00 in fixed fees and $3,000.00 in prepaids. It is an expense subtotal, not necessarily the final amount you must bring to closing: it excludes the down payment and does not reconcile deposits, credits or other transaction adjustments.

Limitations

The estimator assumes the percentage applies to the purchase price, not the loan amount, and that all three cost categories are separate. Actual charges vary by lender, location, loan program, closing date and transaction details; some fees are based on the loan amount or local fee schedules rather than purchase price. Prepaid interest and escrow requirements can change before closing. The tool does not automatically account for down payments, earnest money already paid, seller or lender credits, financed costs or prorations. Use your final Closing Disclosure for the transaction's actual cash-to-close figure.

Common questions

Does the default $12,800.00 include my down payment?+

No. It includes only $8,000.00 in percentage-based closing costs, $1,800.00 in fixed fees and $3,000.00 in prepaid expenses. Your down payment and any deposits, credits or adjustments must be considered separately when determining the amount due at closing.

Is the 2% variable closing cost rate applied to the purchase price or the mortgage amount?+

It is applied to the $400,000 purchase price, producing $8,000.00. This calculator has no loan amount input, so it does not calculate loan-based charges directly.

How do I avoid counting fixed fees twice?+

Check what your percentage estimate already covers. If it already includes a charge such as an appraisal or title fee, do not also include that charge under fixed fees; enter only additional flat charges there.

What belongs in prepaid expenses rather than fixed fees?+

Use prepaid expenses for upfront funding of items such as interest before the first payment period, homeowners insurance premiums and initial tax or insurance escrow deposits. Use fixed fees for separate transaction charges, keeping each item in only one category.

Does the calculator save my information?+

Calculations run in your browser. While signed in, inputs and results are automatically recorded in account history; saving a result creates a separate saved record.
