About the APR Calculator

This calculator determines the annual percentage rate (APR) of a loan by factoring in upfront lender fees alongside the stated nominal interest rate. Borrowers use it to evaluate the actual annualized financing cost and compare loan offers that have different fee structures.

Loan amount
Total principal borrowed before upfront fees are deducted, specified in dollars (e.g., $5,000 to $2,000,000).
Interest rate
The stated nominal annual note rate on the loan, entered as a percentage (e.g., 1% to 25%).
Term
The total duration of the loan amortization schedule in years (e.g., 1 to 40 years).
Fees
Total upfront financing fees, closing costs, or origination charges deducted from the principal, in dollars.

Formula and method

M = P × [i(1 + i)^n] / [(1 + i)^n − 1]
Find APR such that: M = (P − Fees) × [r(1 + r)^n] / [(1 + r)^n − 1]
  • MContractual monthly payment based on the nominal loan amount and note rate
  • PStated loan principal amount
  • iNominal monthly interest rate (stated annual rate divided by 12 and 100)
  • nTotal number of monthly payments (term in years multiplied by 12)
  • FeesUpfront financing and origination fees
  • rEffective monthly rate (APR / 1200) that equates the monthly payment to the net proceeds (P − Fees)

The calculator first determines the standard monthly payment on the full principal using the nominal interest rate. It then subtracts upfront fees from the principal to establish net proceeds and runs 100 iterations of a binary search (bisection method) between 0% and 100% to solve for the APR that produces that exact monthly payment from the net principal.

How to use the APR Calculator

  1. 1Multiply the loan term in years by 12 to determine the total number of monthly payments.
  2. 2Calculate the contractual monthly payment using the full loan amount and nominal interest rate.
  3. 3Subtract total fees from the loan amount to find the net loan proceeds received.
  4. 4Use binary search iteration to solve for the annual interest rate that amortizes the net loan amount into the calculated monthly payment.

Reading your result

The monthly payment reflects the actual cash amount due each month based on your loan contract. The Real APR will be higher than your nominal interest rate whenever fees are greater than zero, representing your effective annual borrowing cost spread over the full loan term.

Limitations

The calculation assumes the loan is held to full maturity; paying the loan off early concentrates upfront fees over fewer months and raises the effective realized APR. It also assumes fixed monthly payments and does not account for adjustable rates, mortgage insurance, or non-finance closing costs.

Common questions

Why is the Real APR higher than the interest rate?+

The nominal interest rate only reflects the ongoing cost of borrowing the principal. APR accounts for upfront closing fees as an additional financing cost, spreading them over the loan term and raising the effective annualized rate.

Which fees should be included in the APR calculation?+

Include lender fees required to obtain credit, such as origination charges, underwriting fees, and discount points. Third-party operational fees that would occur regardless of financing—such as standard title searches or home appraisal fees—are often excluded under federal APR rules.

What happens to the APR if I refinance or pay off the loan early?+

If you pay off the loan early, the upfront fees are distributed over a shorter timeframe, making the actual annualized cost of borrowing significantly higher than the APR quoted for the full term.

Does the calculator save my information?+

Calculations run in your browser. While signed in, inputs and results are automatically recorded in account history; saving a result creates a separate saved record.
