About the Inflation-Adjusted Investment Return Calculator

The Inflation-Adjusted Investment Return Calculator converts a nominal investment return into an exact real return by accounting for inflation over the same period. It compares investment growth with price growth rather than simply subtracting inflation. With a nominal return of 8% and inflation of 3%, the real return is 4.85%.

Nominal return (%)
The investment's return before adjusting for inflation over the chosen period, expressed as a percentage.
Inflation rate (%)
The percentage change in the general price level over the same period as the nominal return.

Formula and method

R = [(1 + N/100) / (1 + I/100) − 1] × 100; with the default inputs, R = [(1 + 8/100) / (1 + 3/100) − 1] × 100 ≈ 4.85%.
  • RReal investment return, expressed as a percentage.
  • NNominal investment return entered as a percentage.
  • IInflation rate entered as a percentage for the same period.

Convert both percentage inputs to decimals and add one to each to obtain investment and price growth factors. Divide the investment growth factor by the price growth factor, subtract one, and multiply by 100. For the defaults, divide 1.08 by 1.03, subtract one, and convert to a percentage; rounding to two decimal places gives 4.85%.

How to use the Inflation-Adjusted Investment Return Calculator

  1. 1Choose a measurement period and use nominal return and inflation figures covering that same period.
  2. 2Enter the nominal return in Nominal return (%); the default is 8.
  3. 3Enter the inflation rate in Inflation rate (%); the default is 3.
  4. 4Run the calculation to apply the exact inflation-adjustment formula.
  5. 5Read the real return result: the default inputs produce 4.85%, indicating a gain in purchasing power.

Reading your result

The Real return (%) output shows the investment's percentage change in purchasing power after inflation. A positive result means the investment outpaced inflation; zero means it kept pace; a negative result means it lost purchasing power. The default result of 4.85% means purchasing power increased by approximately 4.85% over the measured period, not necessarily over a year.

Limitations

Both inputs must cover the same period and use compatible return conventions. The calculation does not automatically account for taxes, fees, or cash-flow timing; those effects depend on how the nominal return was measured. A broad inflation rate may differ from the price changes affecting your own spending. Inflation must be greater than −100% for a meaningful positive price growth factor. The formula is exact for the supplied rates, but the displayed result is rounded and is not a forecast.

Common questions

Why does an 8% nominal return with 3% inflation give 4.85% rather than 5%?+

Subtracting inflation from nominal return gives an approximation of 5%. The exact calculation divides 1.08 by 1.03 before subtracting one, because purchasing power depends on investment growth relative to price growth; this gives 4.85% when rounded.

Can I use a multi-year nominal return in this calculator?+

Yes, if you also enter cumulative inflation for that same multi-year period. The output will be the cumulative real return for the period, not an annualized return.

Can a positive nominal return produce a negative real return?+

Yes. When inflation exceeds the nominal return over the same period, the investment's value rises more slowly than prices, so its purchasing power falls.

How does this calculator handle deflation?+

Enter deflation as a negative inflation rate greater than −100%. The price growth factor will be below one, so the calculated real return will exceed the nominal return for an investment with a positive ending value.

Does the calculator save my information?+

Calculations run in your browser. While signed in, inputs and results are automatically recorded in account history; saving a result creates a separate saved record.
